Midwest Refrigerated Services Target Building Adaptive Reuse

Midwest Refrigerated Services Target Building Adaptive Reuse

The project goal was highly unusual: renovate and convert the vacant 122,720 SF Target store to house a cold storage warehouse, distribution center, loading docks, office space, workstations, lounges, training facilities and fulfillment center.

In Phase 1, the interior was completely gutted and a section of the building was cut out to accommodate eight decline loading docks. Phase 2 included construction of 86,371 SF of refrigerated cooler space, a 2,675 SF training facility, 21,560 SF of office space, and a 6,772 SF truckers lounge featuring lockers, showers, a game room, and massage chairs.

The project was awarded a Projects of Distinction Gold Award from Associated Builders and Contractors of Wisconsin.

KEY FACTS:

  • Complex redevelopment/ repurposing of an existing facility that had been vacant for several years
  • Total demolition of the interior of the building to accommodate repurposing
  • Located on a main transportation artery in the Metro Milwaukee area
  • Retrofitting an existing facility to accommodate cooler space is extremely rare and difficult, and required extensive pre-planning and creative solutions.
