Holiday Inn Bismarck Named Top Project
Consolidated Construction Co., Inc. has received a Pyramid Award from the Associated Builders and Contractors Inc. for its 2015 National Excellence in Construction competition for the Holiday Inn hotel in Bismarck, N.D.
Consolidated Construction’s project manager, Jeremy Walker, accepted the honor at the ceremony for the 2015 Excellence in Construction and National Safety Excellence Awards held last night at the Greater Fort Lauderdale Broward County Convention Center in Fort Lauderdale, Fla. The 26th annual event honored the nation’s most outstanding construction projects of the past year as well as those companies with exemplary safety records.
The Holiday Inn Bismarck won the Pyramid winner honor in the commercial building $5 million to $10 million category. This is Consolidated Construction’s fourth national award in the past 10 years.
The four-story, select-service Holiday Inn Bismarck is located at 3903 State Street on Bismarck’s north side. As a response to feasibility studies that indicated the city lacked sufficient larger conference and banquet space, the hotel is one of the first of this type to enter the Bismarck market in years. The site is a high-traffic, high-growth area. It contained unsuitable soils for a multi-story project and a steep grade as a result of soil and paving demolition dumping during the construction of the nearby Highway 83. The project was deemed unfeasible before Consolidated became involved and re-designed and value engineered the project. The project team repositioned the hotel on the site, repurposed and redesigned areas within the hotel to generate more revenue, and shaved more than $1.5 million off the cost of the project by reducing material and construction expenses. Engineers resolved the unsuitable site conditions by installing innovative pier and footings technology and installed 387 independent stone aggregate columns on the site. Erosion on the steep site was managed with a massive retaining wall that spans more than 675 feet around the perimeter. Geotechnical engineering tests during and after construction ensured moisture, density and compaction were continually monitored and measures taken to secure the site.
“Extraordinary teamwork allowed us to complete this project so successfully,” said Mark Schwei, Consolidated Construction’s Executive Vice President, who was instrumental in preliminary budgeting for the project. “This hotel was in development for four years before Consolidated was brought in to move the project forward. The architects and engineers provided better options, and our estimators were tenacious negotiators. We looked at things in a completely new way.”
The project also boasted an impressive safety record, with zero worker accidents or injuries.
The hotel opened for business in March, 2015 and is owned and operated by Dora Hospitality. James Kaiser of Cities Edge Architects of Willmar, Minn. was the architect of record, and Bartlett & West of Bismarck provided engineering services. In addition to the award from Associated Builders and Contractors, the project had already been honored by Intercontinental Hotels Group (IHG) with a New Development Design Award at their 2015 IHG Americas Owners Conference.
